With hotter summers, extended droughts, and increasing fuel loads in forests and rural areas, wildfire risk has become a growing concern for homeowners, insurers, and regulators alike. That rise in risk is having multiple effects on insurance rates, policy availability, coverage, and what homeowners need to do to protect themselves. Below are major ways wildfires are affecting homeowner insurance in Washington, plus what you can do about it.

Rising Premiums and Underwriting Scrutiny

Higher Insurance Rates
Because wildfire risk is increasing, insurers are revising how they set premiums (the amount homeowners pay). The cost to rebuild a home after fire damage has gone up, materials, labor, rebuilding standards, etc. so losses from wildfire are more expensive than in past decades.

Non-renewals & Cancellations in High-Risk Areas
Homeowners in wildfire-prone areas are seeing their policies canceled or not renewed. Some carriers are pulling back from underwriting in certain ZIP codes seen as having higher wildfire risk.

Risk Modeling & Granular Pricing
Insurers are increasingly using more advanced risk models that consider vegetation, historic fire perimeters, topography, and proximity to firefighting resources. These models let insurers price policies more granularly (for example, by ZIP code or even parcel) instead of broadly. Homes in “worse” risk zones often pay more or have fewer insurer options.

Policy Availability and Coverage Detail

Policy Availability
Some homeowners in wildfire-exposed zones are finding that standard home insurance policies are hard to get. In these areas, insurers may refuse to offer renewal or require different (more expensive) terms.

Coverage Gaps & Underinsurance

Underinsurance: Many homeowners do not carry enough coverage to rebuild fully after a fire. The replacement cost of homes, especially in rural or difficult-to-access areas, often exceeds what homeowners had estimated.

Extra Coverage Needed: Items like extended replacement cost (which covers increases in materials/labor), “additional living expenses” (for temporary housing if your home is uninhabitable), and things like debris removal become more important. Some policies may have limits or exclusions, so reviewing your policy with your agent matters.

Regulatory & Consumer Protection Issues

Notice Requirements & Consumer Rights
In Washington, insurers must give homeowners advance notice if they intend to cancel or not renew policies. For example, there's a minimum advance written notice period (60 days) for insurer-initiated non-renewals or cancellations.

State Oversight and Transparency
The Washington State Office of Insurance Commissioner (OIC) is increasingly tracking wildfire-related non-renewals, cancellations, and premium hikes, especially by ZIP code. Part of this is to detect when insurers may be pulling back in risky areas.

Legislation & Building Codes
Efforts are underway (or being debated) to strengthen building codes, adopt wildfire-resilient construction practices, enforce defensible space (clearing vegetation around homes), and generally reduce risk. These mitigations can sometimes help homeowners get better insurance terms (or at least avoid extreme premium hikes) if insurers or regulators recognize them.

What Homeowners Can Do
Given all the above, here are steps homeowners in Washington can take to lessen the impacts and protect themselves:

Evaluate your coverage carefully: Make sure your policy reflects current rebuilding costs. Ask about “replacement cost” vs “actual cash value,” extended replacement cost, and additional living expenses.

Understand wildfire risk in your area: Know your ZIP code’s risk, proximity to vegetation or forests, distance to water sources or fire hydrants, and local firefighting capacity. These factors affect your premiums and coverage.

Mitigate risk proactively:
• Create and maintain defensible space (clear brush, trees close to structures)
• Use fire-resistant roofing and siding materials
• Maintain safe access for emergency vehicles
• Keep roofs, gutters, vents free of debris

Shop around: Different insurers may assess risk differently; some may offer discounts or recognize mitigation efforts. Don’t assume one insurer’s quote is “the market” in your area.

Stay alert to policy renewals / cancellation notices: When deadlines approach, act quickly to find alternatives if your insurer is nonrenewing.

Document everything: For valuables, maintain home inventories, photos/video; keep receipts. After fire damage, good documentation helps in claims.

Broader Impacts & Trends to Watch

Insurance market contraction in high-risk zones may accelerate, making coverage scarcer or more expensive.

Frequency of catastrophic events are pushing insurers to reprice risk more aggressively.

Regulators may mandate greater transparency or limit how insurers can deny coverage based solely on wildfire risk without considering local mitigation efforts.

Potential for state/institutional solutions such as subsidies, state-run insurance pools, or incentives for homeowners to upgrade homes or landscaping to reduce fire risk.

Conclusion
In short, wildfires are reshaping the homeowner insurance landscape in Washington State in significant ways: from rising premiums and stricter underwriting to increased risk of non-renewals or coverage gaps. But there are also ways homeowners can respond by understanding their risk, improving the resilience of their homes, being proactive about coverage, and staying abreast of regulatory changes. As wildfire risk continues to grow, being informed and prepared is more essential than ever.

Top 7 Insurance Myths - And the Truth Behind Them

https://www.angleagency.com/blog/top-7-insurance-myths-and-the-truth-behind-them

https://www.angleagency.com/blog/top-7-insurance-myths-and-the-truth-behind-them#comments

Uncategorized

When it comes to insurance, there’s no shortage of myths and misunderstandings. As your trusted local insurance agency, we believe that a well-informed customer is a protected customer. So, let’s clear the air on some of the most common myths we hear - and make sure you have the facts you need to feel confident about your coverage.

1️⃣ Myth: “I Have Homeowners Insurance - So Everything I Own Is Covered.”
Truth:
Your homeowners policy covers many things, but it has limits - especially for high-value items like jewelry, collectibles, fine art, or expensive electronics. Most standard policies have specific dollar limits for categories like jewelry or firearms. If you have valuables that exceed those limits, you may need to schedule (or “endorse”) them separately.
👉 Tip: Take inventory of your valuables and talk to your agent about adding extra coverage if needed.

2️⃣ Myth: “Red Cars Cost More to Insure.”
Truth:
Your car’s color has no impact on your insurance rate - none at all! What does matter? The make, model, age, engine size, your driving record, how you use the car, and even your location. So, feel free to buy that bright red convertible - but drive safely!

3️⃣ Myth: “Renters Don’t Need Insurance - My Landlord’s Policy Covers Me.”
Truth:
Your landlord’s policy covers the building, but not your belongings. If there’s a fire or a break-in, your landlord’s insurance won’t pay to replace your clothes, furniture, or electronics. Renters insurance is an affordable way to protect your stuff - and it often includes liability coverage, too.

4️⃣ Myth: “I Don’t Need Life Insurance Because I’m Young and Healthy.”
Truth:
Life insurance is usually cheapest when you’re young and healthy - and locking in a policy now can help you secure lower rates for the future. Even if you don’t have dependents today, life insurance can cover debts, student loans, or funeral costs so your loved ones aren’t left with unexpected expenses.

5️⃣ Myth: “Flood Damage Is Covered by Homeowners Insurance.”
Truth:
One of the most expensive misunderstandings: Most homeowners policies do NOT cover flood damage. If you live in a flood-prone area - or even if you think you don’t - you should consider separate flood insurance. Just one inch of water can cause tens of thousands of dollars in damage.

6️⃣ Myth: “If My Friend Borrows My Car, Their Insurance Will Pay If There’s an Accident.”
Truth:
In most cases, car insurance follows the car - not the driver. So, if your friend borrows your car and gets into an accident, it’s likely your policy will pay first, not theirs. Be sure you trust anyone who drives your vehicle and add them to your policy if they drive your vehicles frequently.

7️⃣ Myth: “Insurance Is Too Expensive - I’ll Just Risk It.”
Truth:
The cost of not having insurance can be far greater than the premium you pay. One accident, lawsuit, or natural disaster could wipe out your savings - or worse. And many people don’t realize there are ways to save, like bundling policies, installing security systems, or adjusting your deductibles.

✅ The Bottom Line
Insurance isn’t about paying for “what ifs” - it’s about protecting what matters most. Understanding how your coverage works gives you peace of mind and helps you avoid costly surprises when you need it most.
Have questions? Wondering if you have enough coverage - or too much? Some policies increase more than others for many different reasons. Below are some of the reasons you may see a jump in premium at your renewal.

A listed driver was involved in an at fault or not at fault accident.

A listed driver got a traffic violation such as a speeding ticket.

An insurance claim was turned in for a broken windshield or other damage done to a listed vehicle.

Insurance premiums are pooled together and paid out as covered claims arise up to your policy limits. If your insurance company has paid out a lot of the pooled money, they may go to the Insurance Commissioner and ask for a rate increase so that they can refill the pool to pay out future claims. The Insurance Commissioner takes a lot of things into consideration before allowing the rate increase and can deny or approve the percentage of rate increase.

Another reason auto insurance rates are increasing is because the insurance pools are running out faster due to the cost to repair a vehicle. Most newer vehicles have censors just about everywhere on the body of the car including the windshield. Because of the censors the cost to repair is much higher than it used to be. Even though we do not all have the newer censored cars, we are all still sharing the same pool of money, so we are all affected. Along with repairs being more expensive, repair labor costs have gone up as well. In 1988 car maintenance that cost $500 would be $1304.50 today in 2021.

Here at Angle Agency we try to look into rate increases and 1. Find out why the rate increased happened and 2. Explain it to our insured as best we can. It is our goal to help you understand your insurance so that you know what you are paying for.

Understanding Auto Insurance

https://www.angleagency.com/blog/understanding-auto-insurance

https://www.angleagency.com/blog/understanding-auto-insurance#comments

FAQs

Financial

Insurance

Local

Safety

Understanding Auto Insurance Below is a brief explanation of auto insurance definitions to help you understand your coverage.
